At Henderson Home Inspections, we pride ourselves on performing a thorough and accurate home inspection for all our clients. We provide several different inspection types of services for buyers, sellers, and homeowners. We are always on time and explain our inspection process upon arrival.

Each home is inspected with the highest technology and the best set of eyes. After each inspection, we take you on a walkthrough of the property and explain every detail of what the report will include. This allows each client to see the property the way an inspector sees it. We know buying a home can be stressful. That is why we do what we do to ensure each client feels confident when buying or selling a home.

General Inspection

A general home inspection is a thorough visual evaluation of the interior and exterior of a home. We inspect the home’s structure, systems, and all components from foundation to roof. Items included in this inspection are exterior walls, foundation, roof, chimney, interior layout, flooring, windows, doors, appliances, electrical system, plumbing, and HVAC system.

Each home will have high resolution photos that map out the floorplan of the home. The latest tools and technology will be used to identify any issues throughout the home. Clients will receive a walkthrough of the property and have the opportunity to discuss the evaluation of the home. The report will include all of the inspector’s findings and attached photos for reference. All reports will be emailed within 24 hours of inspection.

 

New Construction Inspection

A new construction inspection can be performed at various points in a new build’s timeline. Pre-drywall allows for the inspector to evaluate all the plumbing, electrical, HVAC, and roofing structure without obstructions. Post drywall will shift the inspectors focus to the roof coverage, windows, and doors. All points covered in pre-drywall will be re-evaluated as well.

A general inspection will occur once the home is complete. The final phase is the 1-year warranty inspection which allows for the buyer to address any issues that may have surfaced in the one year’s time. If those issues are covered by the contractor’s warranty, then this inspection is a vital part of the warranty agreement.

Wind Mitigation Inspection

Many homeowner’s insurance companies offer incentives for homes with specific wind protection systems. A wind mitigation inspection will allow a homeowner to access those discounts if it applies to them. The inspection will focus on the roof, attic, windows, doors, and building structure.

4-Point Inspection

A 4-point inspection includes the four major systems in a home: roof, electrical, plumbing and HVAC. Each system will be inspected to identify all components, overall condition, age, and life expectancy. An evaluation report on these four systems is usually required during the process of purchasing insurance for a home.

Pre-Listing Inspection

Pre-listing inspections are performed for a seller before listing a home. It is important to become aware of any issues or problems in your home before putting it on the market. This will give you time to make appropriate repairs and never be blind-sided by a buyer’s home inspection. All components in a general inspection will be performed during a pre-listing inspection.

Thermal Imaging

Thermal imaging is used to determine if there is moisture inside a wall. Unfortunately, a home inspector is limited to what is visible or accessible, but with the latest technology we are able to see in the walls and avoid any surprises. There are many thermal imaging tools. We use Flir which is highly recognized as number one in the industry. This tool is attached to a large display screen, so everyone involved can see what the inspector sees.

Aerial Drone Photography

Drones are the latest technology in home inspections. We use the highly recognizable DJI drones. Drone technology allows for 4k photos and videos to be attached directly to your inspection report. Not all roofs are easily accessible but with a drone you never have to worry about your roof not being inspected or evaluated thoroughly.
